FREQUENTLY ASKED QUESTIONS

WHY SHOULD I GET A HOME INSPECTION REPORT?

If you are looking to buy a new home, an inspection report at its best can steer you away from saddling yourself with a money-pit.  If you are simply a homeowner looking to optimize the efficiency of your house, an appointment with Pryce Home Inspections can immediately detect energy loss through thermal imaging technology and a visual inspection of the ventilation systems, saving you hundreds of dollars yearly on energy bills! To evaluate your property for insurance purposes and protection from liability during fire damage, water damage, or construction projects on your premises, a detailed home inspection report with documented photographs can be the difference between coverage or lack thereof.  Further, if you are looking to sell your home, a CPI will be able to identify the issues that will come up in a home sale that need to be addressed versus those that will only show up as problems down the road.

HOW DO YOU DETERMINE YOUR PRICING?

The standard base amount for a home inspection by a certified professional is $300 with additional fees calculated based on square footage and the age of the home.  Call for a free instant quote!

HOW LONG WILL IT TAKE TO COMPLETE THE HOME INSPECTION REPORT?

The on-site home inspection should take between two and three hours, depending on the size and condition of the property. The official report will be completed and emailed to the client within 24 hours.

CAN YOU GET RID OF MOLD IN THE CRAWL SPACE?

Yes. The sanitization process and products I use are effective mold treatments that denature the mold spore on contact. Afterwards, I use a cleaning agent to get rid of mold stains or fungus that is left behind. I do recommend the home above the crawl space is sanitized with the Pure Maintenance dry-fogging process to ensure the mold does not spread and I can refer you to a few licensed vendors in the area if you are interested.

HOW LONG DOES IT TAKE TO DO MOLD TESTING?

With the standard air tests and surface samples, I collect the data and send the samples to an independent third-party lab.  Check back in November/December 2024 and I will be adding a revolutionary cutting-edge mold test that is just hitting the market. It is an instant-read, comprehensive test that measures mold levels, bacteria, and viruses in the room.

  • Sewer Line Inspection: Sewer inspections have come a long way thanks to technology. Today, we use video camera inspections to get a clear view of what’s happening inside your sewer lines without having to dig up your yard. This method is quick, clean, and gives us all the details we need. Here’s how it works: First, we find an access point to your sewer line, which is usually a clean-out fitting that allows us to easily insert the camera. Once we have access, we feed a flexible, waterproof camera through the sewer line. This camera sends back live footage, allowing us to see the condition of your pipes in real time. We’re on the lookout for any blockages, damage, or wear that could cause problems. If we spot an issue, we can pinpoint its exact location and depth, thanks to the camera’s capabilities. This precise information helps us plan the most effective repair strategy, ensuring we fix the problem with minimal fuss.
